Defining the Roles of Agents and Real Estate Brokers
Unless the house is an FSBO or For Sale By Owner, most homes are sold through agents and real estate brokers. They can make the home sales process a lot easier and can give the seller a great deal for their investments or help a buyer get that dream house they were targeting for.
A home real estate broker actually has a different function or role than real estate agents. A single estate or property is usually represented by a single broker who maintains administrative work on that property. That same property will be processed for sale by different sales agents working with different clients interested in buying the home or property.
Sales agents and residential real estate brokers are basically matchmakers for sellers and buyers in the home market. Through them, people who are selling a particular home with a specific set of attributes like pricing and design gets hooked up with people who are looking for homes with the same attribute set.
Agents will spend most of the time getting the home listed in a real estate brokers listing and gets proper advertising for these properties. Part of the job would be to know everything regarding the home from plumbing to floor plans, including information on available neighborhood amenities and other important landmarks. The agent must be fully aware of the location’s market and mortgage conditions to manage price negotiations effectively.
One of the most important and critical skills for home sales agents and real estate brokers is negotiation. Closure of deals and the success of transactions rely in the agent’s or broker’s skills in this area. Another important aspect in their jobs is building a good network in the real estate and mortgage industries, as well as contractors, inspectors and other personalities related to this industry.
Aside from skills and contact, real estate agents and home mortgage brokers should be duly licensed by the state and certified by a reputable Realtor Association.
