Real estate transactions involve the need to make several decisions. Among such decisions is whether to hire a real estate broker or not. Once you decide to do so, there is another decision to make – whether to work with a full-service real estate broker or to hire discount service home broker instead.
- Seller’s Market and Buyer’s Market
The type of market depends on the supply of homes for sale and the demand for them. When there is a big demand for homes that cannot be satisfied by the current supply, a seller’s market takes over. In such situation, homes immediately sell the moment they are posted on the Multiple Listing Service (MLS). You might be able to get good offers with little help from real estate brokers.
On the other hand, in a buyer’s market where there is a surplus of homes for sale, homes sell very slowly and sometimes not at all. In such situation, a full-service home broker can be of great help. In order to sell at a good price, your home must be marketed well.
- Posting on MLS
When posting your property on MLS, it is important that you attach photographs of your home. Photographs make a home more marketable. When you hire a full-service real estate broker, they take charge of the photo shoot of your home. From finding a good photographer to posting the photographs on MLS, you can rest assured that you will get the service and quality you deserve.
- Professional Signage
Good professional signs are something that you cannot get from a discount real estate broker. They do not spend much time and money on signage because they do not believe in it. On the contrary, signage is a good way to advertise a property. A full-service real estate broker usually puts up signage that includes contact numbers, Internet site that provides information about the home, links for virtual tours, and other information showcasing the edge of your property over the others.
- Publicity Materials
Full-service real estate brokers provide marketing materials of high quality. Instead of photocopied fliers to be distributed around your neighborhood, you can expect four-color advertising materials.
- Negotiating Skills
If you want your transaction to be a success, you have to work with a competitive full-service real estate broker. Find one who has good negotiating skills. If your real estate broker was able to convince you to pay his price, chances are he will be able to convince potential buyers to pay the price you set.

- Working with a real estate broker can help raise sales price. Some buyers cut their offer when the seller is not working with a broker because they believe that the seller will be able to save money on commission.
- You may ask a real estate broker to conduct an open house for caravans. Caravans are buyer agents that arrive in open houses in groups. That process is easier than a traditional open house.
- Home brokers have access to the Multiple Listing Service (MLS). The MLS has listings of almost all properties in the market. In most cases, only licensed real estate brokers can list homes on the MLS.
Despite its many advantages, hiring a real estate broker is not without disadvantages. Working with a real estate broker might cost you a significant amount. Hiring a home broker can sometimes be expensive.
Hiring a home broker requires trust. You must be willing to put an important possession in the hands of a person you do not completely know.
