Advertising and marketing is the lifeblood of all real estate brokers and sales agents. Their efforts are usually focused in placing ads at both online or offline listings and classifieds as well as performing several multiple client calls to sell a house or property.

They would be more eager to perform these tasks if they are selling a good house with fantastic features. However, residential real estate brokers would need effective marketing techniques in selling a house that is not very striking if viewed from the outside.

The key here would be to stick with the fundamentals and convey information about the house as honestly and accurately as possible. The following are some of the basics that home brokers should consider when advertising a home.

  • When placing an ad, focus on the house and not on the person or people who will purchase or live in that house.
  • Do not make vague statements that would only confuse buyers on what you are trying to convey.
  • When describing a fixture, use generic terms if you are unsure of the brand and model. It would be a big mistake to place a brand name in your ad, which prospective buyers would find as completely different from the actual.
  • Describe the structural materials as they actually are. Do not assume anything particularly with regards to materials. It would be disastrous to state sub-flooring materials under the carpet as hardwood when it fact they are not. So, unless you are sure, do not state something just to make the ad look good.
  • Verify for yourself what sellers are describing as features in their houses. They either can deliberately or unconsciously make mistakes in their description so it would be best to check them out. You can avoid lawsuits from irate buyers by giving accurate information. This would also improve your reputation in the market as a great homes broker.
