Real Estate Brokers and Real Estate Agents: the Differences
Real estate agents and real estate brokers differ mainly in terms of the following: education, licensing and experience. Both have different qualifications and requirements. However, both also have to be licensed by whichever state government they are currently in. Each state has a different set of requirements for their real estate agents and real estate brokers.
Usually, there are certain number of classes that they have to take before they are given the permission to take their licensure exam. The educational requirement for real estate brokers is generally higher than those for real estate agents. Also, real estate brokers are more experienced. In certain states, they are first required to spend a certain number of years as real estate agents.
If an individual is interested in a property, whether in buying or selling it, an agent is the person that is fit for the job. When looking for one, make sure that they are licensed. Also, they are supervised by their real estate broker and cannot work independently.
A real estate agent would do all the basic things you need as a seller or buyer. These tasks include looking for prospective buyers or sellers, and afterwards, helping a buyer and a seller arrive at an agreement. Real estate agents do not have contracts. Instead, they serve as the middleman for whatever contract is formed between the buyers and sellers, as well as with the real estate home brokers they work for.
Real estate brokers have more requirements than real estate agents. They have more responsibilities, since they would have to maintain and manage their own brokerage. Real estate brokers can fulfill both the role of a broker and a real estate agent, or hire real estate agents to work for them. Also, they can work for another company.
Both real estate brokers and real estate agents have financial responsibilities and obligations. If a client experiences a problem with their real estate agent, they can go straight to the real estate broker. Also, there are times when the buyer or seller cannot come to terms with the agent. During these times, the broker can mediate. Sometimes, it is even necessary that the real estate broker gets a replacement for the real estate agent. Real estate brokers get a certain portion or percentage of the commission when a house is sold through the real estate agents under them.
