What Other Real Estate Brokers Do To Sell
If you have chosen your real estate broker with eyes closed, blindly pointing on a name on a list, you may not have done enough for your own benefit. Not every home broker would do their best for their client, some put their own interest first.
Real estate brokers have different antics, but here are some common tricks you should look out for:
- Homeowners usually hire a real estate broker so that their property may be priced properly, not too high, nor too low. But there are some brokers out there who price houses for sale higher than it must actually cost. They do this to please their client. But what the unsuspecting client does not know is that when their home for sale is priced higher, it will harder to sell and will eventually decrease its value.
- Some real estate broker would usually refer their client to lenders, mortgage brokers or home inspector. Unsuspicious homeowners would gladly take these recommendations not knowing that these referrals are in somewhat a connivance with the real estate broker. To make it simple, they would not do anything that will make the client change their mind about the property.
- Other real estate brokers would promise to advertise your property to sell it quick. But what usually happens once the listing is made: not enough representation and advertising.
- When some real estate brokers cross paths with innocent buyers, those who have no idea about buying a property, they will never let them go until they have a deal on. What is worse is they usually get more money from them, since they know nothing about the market. Naïve buyers may have thought that they have gotten a great property in a good bargain, never knowing that the place is not worth that big.
- If a property does not have a good history, for example it is haunted; do you think a real estate broker would tell that to their potential buyer? How would they sell if they disclose everything to their client? But the law requires real estate brokers to disclose everything to their clients, may it be good or bad, so you better demand the truth.
